Pet Damage Protection Fee are for damages
and it's refundable if the house is on the same condition it was received when we do our Check Out Inspection.
Any damages caused by the Guest's pet(S) to the property during the staying it's Guest's responsibility.
Any repair will be charged or discounted from Guests Damage Protection Fee or credit card on file.
Charges are processed or requested after booking.
Windsor Island Clubhouse is a 6 min walking distance from the house.
POOL HEATER INFORMATION:
Pool Heating it's optional, an extra $25 + Tax (13.5%) per Day and this must be requested at the time of booking or at least 3 days prior check in.
Pool Heating stays for the length of your reservation, or a minimum of 5 first days consecutive.
Heater Machine is on from 7:00 am to 7:00 pm and temperature is set between 82 F to 88 F degrees
(Please note the pool takes a little while to get WARM, Spa/Jacuzzi only gets hot if Pool Heating is requested).
The pool heater works thru HEAT EXCHANGE and might not function when weather is near freezing temperatures.
We recommend pool heating January to May and September to December.
Just let us know that you want the Pool Heating and we can add the amount to your reservation or if it's Airbnb booking, we can send you a request for payment after you complete the booking.

BBQ GRILL RENTAL:
$50.00 Plus Tax (13.5%) is the charge to use the BBQ Grill.

LONG STAY EXTRA CLEANING:
Please keep in mind that any reservations longer than 21 days are subject to extra cleaning services. Cleaning fees vary according to the size of the house.
We offer Regular Cleaning that includes Towels and Bed linens wash and it's the same price of the cleaning fee that you are paying for your house. And also we offer Mid staying Cleaning that doesn't wash towels and bed linens and the price is almost half of the regular cleaning fee.
We can add the additional cleaning after booking is processed.
We are offering to our guest a professional laundry service delivered to the house.
Bed linen, Bath towels, hand towels, bathroom rug, kitchen towel and pool towels available for all guests.

GARBAGE:
Trash is collected daily in the community. Please place your trash (BAGGED) at the Bench Bin located in front of the house front door, there is no Recycling. For excess garbage please take to the nearest dumpster in the community.
ENTRY INTO HOME/KEY/CODE:
You will receive home arrival instructions 03 days prior to your stay to your email address on file.
You go straight to the house with an electronic door code that we will provide with your arrival instructions. There is no key to pick up. Door functions with a code keypad.
***For your safety, this home is equipped with security cameras on the outside of front door and outside of the back door of the house by the pool machines.
Now that you already to book our home, kindly inform us after book if you want to add services like Pool Heating and/or BBQ Grill Rental.
After the reservation is done, you will you receive an email request electronically signature for our rental agreement, please look at junk mail to find it. (Airbnb guest doesn't receive this email).
PACKAGES (ONLINE PURCHASES):
• You may send packages to the home during your stay. They will be left on the doorstep, however we are not responsible for lost or theft of packages.
HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Mid-stay cleaning services during your stay can be requested for an additional fee.
FOOD:
As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets, hence, all food items will be removed after the guest checks out and no supply of items such as condiments, coffee, cooking oil will be provided prior to check in.

According to the CDC, it’s possible for someone to contract COVID-19 by touching a contaminated surface—like a doorknob or light switch—and the virus may live on some surfaces for several hours or even days. That’s why it’s essential to clean and disinfect frequently touched surfaces often, especially between reservations.
Note: Based on CDC recommendations, we advise limiting access to your space—including for cleaning—during the 24 hours immediately after each guest’s stay. In addition, Magic Vacation Homes is partnering in Frontline Stays program so we are required to wait 72 hours between reservations to provide ample time to properly clean and disinfect all areas accessible to the guest, due to a higher risk of COVID-19 exposure.

Once a reservation has been accepted and confirmed, a cancellation can only be
made in accordance with the terms below:
- All reservation cancelled more than 14 days before the check in date, will be eligible to a 100% refund minus our booking fee of $60.00 + tax is NOT Refundable.
- If a reservation is canceled within 14 days or less before the check in date, the Renter (Guest) will forfeit 100% of all monies paid for that period.

Enjoyed our stay at this house. Host was responsive and easy to reach. It was nice to have the option of taking advantage of the community resort centre amenities but when returning back to the house in the afternoon or in evening, we had the pool and jacuzzi to enjoy. The pool and jacuzzi itself had sun exposure all day while the lounge area is shaded and covered. We also noticed many nearby homes did not have jacuzzi’s so an extra plus for this house. Would also recommend the pool heat.
The home itself was as described and matched the pictures. Plenty of space for large families who want to share a place to stay.

This villa is exactly as it looks on the website. It was spotlessly clean, well decorated and spacious, with plenty of crockery to cater for a large family.
The outside area is well equipped with a heated pool and jacuzzi, and bbq (both available for extra payment), comfy seating and table and chairs, along with a smart tv.
I would like to add though, the villas are built back to back, with pools adjacent to each other, and very close together. Unfortunately we had an issue with noise very late in the evening/morning for three nights from another villa who were ‘partying’, so bear this in mind if this is not something you would appreciate.
We completely understand that this was not an issue that the management company were responsible for, although they were very helpful and when requested they supplied all numbers to contact roving patrol.
The rooms in the villa are comfortable and each have their own bathroom. Each room has a smart tv for you to log onto. Two of the rooms are decorated to suit the children, and also with bunk beds.
There is a games room, which would benefit from being a little better equipped, with maybe some board games, but it’s decorated wonderfully and has a pool table and an air hockey. Unfortunately the advertised Xbox did not work, and was removed but not replaced. Again, this is up to the owner, rather than the management company to attend to.
The area itself is serviced with a few eateries and a Publix supermarket for your general groceries. However, we felt it to be a little far for daily travel into Disney, due to huge amounts of traffic. What would normally be a 30m drive would inevitably turn out to be almost double that, but for a resort or relaxing stay, it’s ideal.
Windsor island resort is a developing resort, however this house was not affected by noise from any building works in the surrounding area, as it has established villas all around it.
The clubhouse resort pool is in excellent condition with a toddler pool, large main pool and a lazy river with a couple of small slides. There are plenty of umbrellas for shade and cabanas for rent.
There is a bar serving a small range of food and drink, a small store selling snacks, and there is a games room which has a selection of electronic amusements for the children which is free to use; a big plus when the weather turns! There is also a small putting area to play fun golf.
The management company were outstanding and could not be faulted with their almost immediate responses to any queries we had.
We would not hesitate to recommend them when considering renting a villa for a Disney holiday.

When we checked in we had to sit in line for about 20 minutes. The home was neat and clean and big. The bed were old and lumpy and very uncomfortable. The living room furniture was also very uncomfortable. There was very little cooking pans and no condiments not ever salt or pepper. You have to pay to heat the Jacuzzi or use the barbecue. When we arrived the home was extremely hot I called the owner and his response was it was a hot day. I took over a day to cool down the home. The refrigerator and freezer took over a day to cool down we went grocery shopping and all the ice cream melted because the freezer was not cold.

We loved this house. It is very tastefully decorated. Even though we had some issues with the pool heat is was resolved quickly and also quickly refunded. We had a baby with us and they provided us a pack n play and a high chair which was super helpful. They give enough stuff basically for your entire stay it lasted us- Bruno, their maintenance manager was outstanding and we can not say enough about him. He really is truly a gem! Overall great house, good pool and spa and a good stay.
