POOL HEATER INFORMATION:
Pool Heating it's optional, an extra $25 + Tax (13.5%) per Day and this must be requested at the time of booking or at least 3 days prior check in.
Pool Heating stays for the length of your reservation, or a minimum of 5 days straight.
Heater Machine is on from 7:00 am to 7:00 pm and temperature is set between 82 F to 88 F degrees
(Please note the pool takes a little while to get WARM, and it's not a Hot Tub or a Jacuzzi).
The pool heater works thru HEAT EXCHANGE and might not function when weather is near freezing temperatures.
Just let us know that you want the Pool Heating and we can add the amount to your reservation or if it's Airbnb booking, we can send you a request for payment after you complete the booking.
BBQ GRILL RENTAL:
$50.00 Plus Tax (13.5%) is the charge to use the BBQ Grill.
Guests are responsible for exchange propane.
The fee covers the final cleaning and equipment wear and tear.
LONG STAY EXTRA CLEANING:
Please keep in mind that any reservations longer than 21 days are subject to extra cleaning services. Cleaning fees vary according to the size of the house.
We offer Regular Cleaning that includes Towels and Bed linens wash and it's the same price of the cleaning fee that you are paying for your house. And also we offer Mid staying Cleaning that doesn't wash towels and bed linens and the price is almost half of the regular cleaning fee.
We can add the additional cleaning after booking is processed.
We are offering to our guest a professional laundry service delivered to the house.

Trash is collected daily in the community. Please place your trash (BAGGED) at the Bench Bin located in front of the house front door there is no Recycling. For excess garbage please take to the nearest dumpster in the community.
ENTRY INTO HOME/KEY/CODE:
You will receive home arrival instructions 10 days prior to your stay to your email address on file.
You go straight to the house with an electronic door code that we will provide with your arrival instructions. There is no key to pick up. Door functions with a code keypad.
***For your safety, this home is equipped with outdoor security cameras outside by the front and also outside by the back of the house.
Now that you already to book our home, kindly inform us after book if you want to add services like Pool Heating and/or BBQ Grill Rental.
After the reservation is done, you will you receive an email request electronically signature for our rental agreement, please look at junk mail to find it. (Airbnb guest doesn't receive this email).
PACKAGES (ONLINE PURCHASES):
• You may send packages to the home during your stay. They will be left on the doorstep, however we are not responsible for lost or theft of packages.
• If the online seller uses USPS, it will not get delivered as the Post Office does not recognize vacation homes as regular addresses and the package will be returned back to the sender. UPS, DHL and FEDEX will leave it at the doorstep.
There is no daily housekeeping service provided in the rental rate. Mid-stay cleaning services during your stay can be requested for an additional fee.
As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets, hence, all food items will be removed after the guest checks out and no supply of items such as condiments, coffee, cooking oil will be provided prior to check in.

Cleanliness has always been top of mind for hosts and guests. But it’s even more critical as we all aim to reduce the spread of infection. According to the CDC, it’s possible for someone to contract COVID-19 by touching a contaminated surface—like a doorknob or light switch—and the virus may live on some surfaces for several hours or even days. That’s why it’s essential to clean and disinfect frequently touched surfaces often, especially between reservations.
Note: Based on CDC recommendations, we advise limiting access to your space—including for cleaning—during the 24 hours immediately after each guest’s stay. In addition, Magic Vacation Homes is partnering in Front line Stays program so we are required to wait 72 hours between reservations to provide ample time to properly clean and disinfect all areas accessible to the guest, due to a higher risk of COVID-19 exposure.

Once a reservation has been accepted and confirmed, a cancellation can only be
made in accordance with the terms below:
- All reservation cancelled more than 14 days before the check in date, will be eligible to a 100% refund minus our booking fee of $50.00 + tax ($56.75) is NOT Refundable.
- If a reservation is canceled within 14 days or less before the check in date, the Renter (Guest) will forfeit 100% of all monies paid for that period.
20% + $50 + Tax Booking Fee Deposit is due to confirm a Reservation.
The Balance of the reservation is due 14 days prior to arrival.

Beautiful cozy home! Close to everything, Loved that Walmart was literally next door to community entrance. Very thorough instructions for check in/out that ensured a smooth process. Would def stay again!
Excellent location and access to entertainment, food and shopping! Great place for a safe family vacation.
We stayed here for one month. The townhouse was clean and well equipped. Any questions we had were answered immediately. We loved the community pool and walked around the lake daily with our dog.
Good communication from host, very responsive.
The kitchen is great, open to be part of the conversation while cooking and well stocked. Actually has a lot of plastic dishes for kids big and small, including "pool dishes". The furniture isn't as advertised in the photos but completely fine. The couch is comfortable, the seating in main dining area / living room is more than adequate after a long day at Disney.
I understand it is dog-friendly and perhaps the guest before had a very large pet who sheds but we did not encounter the same standard of clean as other guests have described above. The smell, yes as upon entry there are 3 air-freshners and multiple through-out the unit. But we experienced, cobwebs, dust on the side tables next to the bed, a stained duvet, a toaster that set the alarm off due to not being cleaned and the main issue I advised about regarding maintenance needed in bathroom. (**The host advised they would remediate this issue**)
We paid for pool heating as we were there in Jan. In the lengthy terms it states they do not guarantee warmth or a set temperature. We are hearty midwesterns and swam regardless. However the pool wasn't truly warm until the Technican came while we were in it on our second to last day. He asked whether it was warm, to which we said no and proceeded to adjust the temperature and cleaned the filter. That night, the pool was warm despite the outside temperature being consistent the entire time.
All in all, the place was good.
We enjoyed our time at the property in Orlando and the communication with the property management company was excellent as they were very responsive. It was a very comfortable property with very good amenities. It was great to have a pool on-site! However, here are some suggestions for improvement:
1- Better lighting to be installed in the entrance of the property
2- Better blackouts in the bedrooms as too much light comes in the morning
3- Some comforters have stains and some furniture and plates scratched
4- Property needs re-touch of paints across various walls
5- The WiFi did not work well for an entire week. The property management company took action to get it solved but, in the end, it took them a week which meant WiFi worked poorly and it even affected my work as I could not communicate efficiently. Although they attempted to get it fixed and called the internet company, they said this was owned by the HOA. The internet company technician stated that the modem should have been changed a long time ago because it was an old model not compatible with the new signals. This could have been avoided if proper maintenance on the equipment would have been done. This also affected the TV channels (and one of the remote controls was inoperable).
Perfect location, sparkling clean and communication with Mulcy was fast and easy.
Super clean and very comfortable. Great communication about check-in and check-out rules. Was the perfect place for our family to stay while vacationing in Florida. Quiet and safe neighborhood. Security was friendly and was always excited to welcome us back. Had one issue with the cable remote control not working properly and they were quick to respond about resolving. Please read your emails about how to leave the property when checking out, as failure to follow will add up in additional fees being assessed.
Easy to book, SUPER CLEAN AND SMELLS FRESH (even being pet friendly), very detailed emails with everything you need to know, quiet neighborhood community, very safe. Would return again!
*Heads-Up: If you are coming at night, it’s hard to see the building numbers on the building and Google brought us to the wrong building. Also, to secure your security deposit, DO read your emails about how to leave the property. Moving furniture, not taking trash out, leaving the dishes dirty, etc. could add up. We read everything so we were ahead of the game, but some Airbnb’s don’t require these check out instructions and this one does. It’s easy but you need to read your emails.

We spent 4 weeks in a mix of work and leisure and everything was perfectly organized! The host was responsive and helpful since we made the reservation. Excellent service
The house lives surprising large. We had 8 adults stay for 5 days and we didn’t feel cramped at all. The pool was a little smaller than what we expected from photos, but it was fine because the house was super close to the main pool. Very clean, would definitely stay again.
This was a fantastic place to stay! I’ve stayed at a few AirBnBs and this by far was one of the cleanest and stylish with fantastic amenities especially during a pandemic.
This townhome felt like home. I worked remote for the week and the wifi was fantastic!
The kitchen was clean and we had all of the things we needed to cook while we were there. There is a coffee pot but we had brought our Keurig and k-cups since I’m picky about my coffee ☺️. Publix and Walmart are very close so running to the grocery store was our first stop.
Mulcy was very responsive! Directions and expectations were very clear and easy. I had noticed a couple of items that needed repaired but I called that out when we first arrived to ensure we got our pet deposit back and they acknowledged the items and were super responsive.
Beds were firm, which we like. We brought our own pillows (picky about my pillows) and the ones there were pretty soft but overall Bedding was comfortable!
Decor was well done and the pool was PERFECT!! We were there in May and the weather was warm enough that we didn’t bother to heat the pool and it was perfect.
We went to Disney Springs and Universal and this location is great. There’s a lot to do within a quick drive but you’re off the beaten path so it’s not chaotic and loud.
My dog Cooper loved the path that goes around the pond, it was a perfect walk. I will say there is lose trash throughout the neighborhood but I think that is mostly b/c trash pick up is daily and if left overnight it’s possible that strays and animals get into the bags easily. But for the most part it’s a nice neighborhood.
The security guys at the gate were super friendly and it made us feel even safer knowing we were in a gated community. They did check us every time we entered and I was impressed.

My husband and I worked remotely at Mulcy’s for 5 weeks and had everything we needed to work (dedicated work space and dependable WiFi) and enjoyed the private pool, the spaciousness and offerings of the home, and the area.
