Frozen Room: 1 Full Size Bed + 1 Twin Size Bed
Mickey Room: 1 Full Size Bed + 2 Twin Size Beds (Bunk Bed)
POOL HEATER INFORMATION:
Pool Heating is optional for an extra $25 + tax (13.5%) per day and this must be requested at the time of the booking or at least 3 days prior to check in.
Pool Heating stays on for the length of your reservation or for a minimum of 5 days straight.
Heater Machine is on from 7:00 am to 7:00 pm and temperature is set between 82 F to 88 F degrees.
(Please note the pool takes a little while to get WARM, and it's not a hot tub or a jacuzzi).
The pool heater works through HEAT EXCHANGE and might not function when weather is near freezing temperatures.
We recommend pool heating from January to May and September to December.
Kindly inform us if you want the pool heating and we can add the amount to your reservation or if it's Airbnb, we can send you a payment request after you complete your booking.
BBQ GRILL RENTAL:
$50 + tax (13.5%) is the charge to use the BBQ Grill.
Guests are responsible for exchanging propane.
The fee covers the final cleaning and equipment wear and tear.
LONG STAY EXTRA CLEANING:
Please keep in mind that any reservations longer than 21 days are subject to extra cleaning services. Cleaning fees vary according to the size of the house.
We offer Regular Cleaning that includes towels and bed linens wash and it's the same price of the cleaning fee that you are paying for your house.
We also offer Mid Stay Cleaning that doesn't include towels and bed linens wash and the price is almost half of the regular cleaning fee.
We can add the additional cleaning after booking is processed.
LAUNDRY:
We are offering our guests a professional laundry service delivered to the house.
Bed linen, bath towels, hand towels, bathroom rug, kitchen towel and pool towels are available for all guests.
Please note: The number of towels is according to the house capacity, there are no extra sets and guests can use the washer and dryer that are inside of the house.
We do not provide washcloths.

GARBAGE:
Trash has to be taken in a TRASH BAG to the nearest dumpster in the community (located on the right side at the end of the street).
ENTRY INTO HOME/KEY CODE:
You will receive home arrival instructions 3 days prior to your check in to your email address on file.
You will go straight to the house and use an electronic door code that we will provide with your arrival instructions. There is no key to pick up. Door functions with a code keypad.
***For your safety, this home is equipped with security cameras outside by the front door and outside by the back screen door near the pool machines.
After you've booked your home, kindly inform us if you want to add services like Pool Heating and/or BBQ Grill Rental.
When the reservation is complete, you will you receive an email requesting an electronically signature for our rental agreement. Please look at your junk mail to find it (Airbnb guests don't receive this email).
PACKAGES (ONLINE PURCHASES):
Deliveries will be left on the doorstep of your house, however we are not responsible for lost, damage or theft of the packages.
The clubhouse receives ONLY USPS mail delivery. All packages from FedEx, UPS, DHL and Amazon must be directly delivered to your house.
At times Amazon or other retailers use USPS services to deliver packages. In this case, package(s) delivered to the clubhouse will be accepted.
Any package delivery addressed to the clubhouse that is not from USPS will be returned.
Resort clubhouse address is: 3070 Secret Lake Drive, Kissimmee, FL 34747. The receptionist will keep the packages, fees may apply.
HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Mid Stay Cleaning services during your stay can be requested for an additional fee.
FOOD:
As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets. All food items will be removed after check out and no supply of items such as condiments, coffee or cooking oil will be provided prior to check in.

Cancellation Policy
Once a reservation has been accepted and confirmed, a cancellation can only be
made in accordance with the terms below:
- All reservation cancelled more than 14 days before the check in date, will be eligible to a 100% refund minus our booking fee of $60.00 + tax is NOT Refundable.
- If a reservation is canceled within 14 days or less before the check in date, the Renter (Guest) will forfeit 100% of all monies paid for that period.
Deposit Policy
20% + $60 + Tax Booking Fee Deposit is due to confirm a Reservation.
The Balance of the reservation is due 14 days prior to arrival.
If Reservation is made less than 14 days, 100% of the reservation is due at the time of reservation.
Rate varies due to seasonality and holidays.

Great stay if your planning a DisneyWorld trip.
Most parks were a 15-22min drive! Walmart right down the street around 7min away! Places to eat out galore! Place is a gated community which seems to have quite a bit of Airbnb townhouses!
Everyone was nice and pleasant! We were here for July 4th and neighboring homes were shooting off their own fireworks which was cool!
We stayed here for 10 nights so if you plan on eating in the whole time or doing laundry then we suggest to bring some extra soap as we had just enough for our trip.
All in all this place was decorated nicely with themed rooms which is super cool!

Pictures don’t make real justice to this home, it is beautiful. But cleanliness could be better. We did had some small roaches like 2 and some spiders. Suggestions to owners have been made for this. A wonderful homefor our family’s first trip to Disney World! Was nervous when trying to reserve it because I thought with the photos and the nightly rate- that there would be no way our week would be available for long before getting snatched up but Magic Vacation was so fast and responsive during the booking process, before our stay, and during our stay. I really appreciate how thorough and communicative they were. The house was perfect for our family of 5 but has the extra master bedroom downstairs so if the grandparents had been able to come with us there would have been plenty of room for them, too! I LOVED the themed rooms!!! With the pool, themed rooms, space, and full kitchen—it is quite the spacious, private, and affordable alternative to staying at a Disney property. Also loved the proximity (2 minute drive) to 7/11, Pizza Hut, McDonald’s, and Walgreen’s and of course the short drive (average 15-20 minutes) to the Disney parks. The house was clean, easily accessible, and in a quiet neighborhood tucked away, and paying for the pool heat was worth it in April (though it made it hard to get out of the pool because of how perfect the water temperature was!) I can’t wait to come back to this house and will pray that it’s available as it was absolutely perfect for us!

The hosts are very responsive, accommodating and flexible. The home is managing FL sugar ants so be cautious with leaving food out. The amenities (towels/bedding) are not high quality but they get the job done and some appliances are older. The location is perfect! 10-15min to Disney parks 27min to universal.

This place was great and super clean. It’s very close to all the theme parks. If you plan on doing a lot of cooking and staying longer, definitely plan on buying everything you will need like trash bags and paper towels. Overall, it was a nice cozy place for my family. My daughter loved the themed bedrooms and we would book this place again.
