Pet Damage Protection Fee is refundable if the house is in the same condition it was received after our check out inspection.
Any damages caused by the guest's pet(s) to the property during the stay is the guest's responsibility.
Any repair will be charged or discounted from the guest's Damage Protection Fee or credit card on file.
Charges are processed or requested after booking.
POOL HEATER INFORMATION:
Pool Heating is optional for an extra $25 + tax (13.5%) per day and this must be requested at the time of the booking or at least 3 days prior to check in.
Pool Heating stays on for the length of your reservation or for a minimum of 5 days straight.
Heater Machine is on from 7:00 am to 7:00 pm and temperature is set between 82 F to 88 F degrees.
(Please note the pool takes a little while to get WARM, and it's not a hot tub or a jacuzzi).
The pool heater works through HEAT EXCHANGE and might not function when weather is near freezing temperatures.
We recommend pool heating from January to May and September to December.
Kindly inform us if you want the pool heating and we can add the amount to your reservation or if it's Airbnb, we can send you a payment request after you complete your booking.

Pool Depth: 3 ft deep at one side and 4 ft deep on the other side.
BBQ GRILL RENTAL:
$50 + tax (13.5%) is the charge to use the BBQ Grill.
Guests are responsible for exchanging propane.
The fee covers the final cleaning and equipment wear and tear.
LONG STAY EXTRA CLEANING:
Please keep in mind that any reservations longer than 21 days are subject to extra cleaning services. Cleaning fees vary according to the size of the house.
We offer Regular Cleaning that includes towels and bed linens wash and it's the same price of the cleaning fee that you are paying for your house.
We also offer Mid Stay Cleaning that doesn't include towels and bed linens wash and the price is almost half of the regular cleaning fee.
We can add the additional cleaning after booking is processed.
LAUNDRY:
We are offering our guests a professional laundry service delivered to the house.
Bed linen, bath towels, hand towels, bathroom rug, kitchen towel and pool towels are available for all guests.
Please note: The number of towels is according to the house capacity, there are no extra sets and guests can use the washer and dryer that are inside of the house.
We do not provide washcloths.

*****ATTENTION: For guests who wish to use the amenities at the community's clubhouse, the Leisure Patron Amenity Access Fee will be charged at the clubhouse front desk when guests check in. The fee is $35 for 1-12 guests or $45 for 13+ guests. The primary person will need to provide their reservation information which shows:
• The rental property address.
• Check in and check out date.
• Number of guests.
• Identification that matches the reservation name.
• License plate information for the primary vehicle.
The guest will then pay the Leisure Patron Amenity Access Fee. The fee will be charged via Square with a credit or debit card only. No cash will be accepted. It is a one-time fee per house per reservation. They will be issued a Resort Access Card (2 cards max will be issued per party) to show the front gate of the pool at each entry, they will also be issued the 4-digit code that will allow access to the gym. Guests will need to have this card in their possession on the pool deck as well for staff to verify if asked. After hours check-ins will go to the guard gate. The guard gate will issue car passes and guests will need to visit the clubhouse once reopened to pay the Leisure Patron Amenity Access Fee to gain access to the pool the next day.

GARBAGE:
Trash is collected daily in the community. Please place your BAGGED trash in the bench bin located in front of the house, there is no recycling. For excess garbage please take to the nearest dumpster in the community.
ENTRY INTO HOME/KEY CODE:
You will receive home arrival instructions 3 days prior to your check in to your email address on file.
You will go straight to the house and use an electronic door code that we will provide with your arrival instructions. There is no key to pick up. Door functions with a code keypad.
***For your safety, this home is equipped with security cameras outside by the front door and outside by the back screen door near the pool machines.
After you've booked your home, kindly inform us if you want to add services like Pool Heating and/or BBQ Grill Rental.
When the reservation is complete, you will you receive an email requesting an electronically signature for our rental agreement. Please look at your junk mail to find it (Airbnb guests don't receive this email).
PARKING:
• Street parking is not allowed except within the designated, marked spaces along the curb. All guests must have the parking passes properly displayed.
• Owners, residents, and guests shall first fully utilize the garage for parking of vehicles and once the garage is full, the driveway shall be fully utilized as the second option.
• Each townhome has two designated parking spaces with the unit number clearly marked on the stall. Vehicles improperly parked in a space marked for another unit are subject to immediate towing by the owner.
• Parking in common area parking spaces (not including the clubhouse/amenity center) shall be on a first come/first serve basis. However, vehicles shall not be parked in the same space for more than three (3) consecutive days or may be subject to towing.
• No parking at the clubhouse is allowed after 11pm. Violators are subject to immediate towing.
• No parking in fire lanes (marked or unmarked).
• No more than five (5) vehicles permitted per home.
• Areas where parking is restricted or signed for other purposes
***No trailers, RVs, golf cars are allowed to park in the community or the driveway of the homes***.
PACKAGES (ONLINE PURCHASES):
You may send packages to the home during your stay. They will be left on the doorstep, however we are not responsible for lost or theft of packages.
HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Mid Stay Cleaning services during your stay can be requested for an additional fee.
FOOD:
As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets. All food items will be removed after check out and no supply of items such as condiments, coffee or cooking oil will be provided prior to check in.
